Two federal loan forms and the closing costs they list

What the Loan Estimate and Closing Disclosure Show on a Manvel Home Purchase

Updated November 2026

What does the Closing Disclosure include when I buy a new home in Manvel?

In October 2026, a mortgage on a Manvel home comes with a Closing Disclosure: a five-page form giving the final loan terms, projected monthly payments and closing costs.

What does the Closing Disclosure list on a Manvel home purchase?

The Consumer Financial Protection Bureau describes the Closing Disclosure as a five-page form giving the final details of the mortgage loan you selected. It covers the loan terms, your projected monthly payments, and the fees and other costs of getting the mortgage.

A second CFPB answer adds what changes hands. It says the form lists all final terms of your loan, the final closing costs, and who pays and who receives money at closing.

The CFPB's explainer defines closing costs, also called settlement costs, as the upfront costs charged to get your loan and transfer ownership of the property.

On a new Manvel home, those pages bring together the builder's contract price, any incentive paid toward your costs, and the escrow for the lot's taxes and insurance.

When does the Closing Disclosure arrive, and what do you compare it with?

The Loan Estimate comes first. The CFPB says the lender sends it within three business days of receiving your application.

The Closing Disclosure comes near the end. The CFPB says that, by law, you must receive it at least three business days before your closing.

The CFPB gives the reason for that window: time to compare your final terms and costs with those estimated in the Loan Estimate the lender sent earlier.

Count the three business days back from the scheduled closing date. If you are also selling, put both closing dates and both sets of disclosures on one calendar.

Where do the Manvel tax and insurance lines show up?

They show up in the Initial Escrow Statement. The CFPB says it lists the estimated taxes, insurance premiums and other charges the lender expects to pay from escrow during the loan's first year.

Property taxes are set by your local or state government, not by the lender, the CFPB notes. On a Manvel lot, that means Alvin ISD, Brazoria County, a city where there is one, and the municipal utility district.

For tax year 2025, those units added up to between $2.644758 per $100 of value in Pomona's MUD 39 and $2.964758 in Del Bello Lakes. College, emergency services and drainage districts come on top.

Check the escrow figures against the lot's account with the Brazoria Central Appraisal District, which lists every unit that taxes it. In Meridiana, the MUD 56 sections pay the City of Manvel's rate and the MUD 55 sections pay Iowa Colony's.

Insurance follows the same pattern. The CFPB says you usually pay the first 6 to 12 months of homeowner's insurance premiums at or before closing.

Ask for each insurance quote early, so its premium is known well before closing.

How is cash to close figured when one home's sale funds the next?

The CFPB says your Estimated Cash to Close starts from your down payment and closing costs. It then subtracts any deposit already paid to the seller, any seller credits toward your closing costs, and other adjustments.

The CFPB describes the seller credit as the amount the seller has agreed to contribute to your closing costs. On a new Manvel home, that seller is the builder.

Where the down payment depends on your current home's sale, the order of the two closings matters.

Set the cash-to-close figure beside the likely net from your sale. Ask the lender to rerun it whenever a credit or the price changes.

Questions & answers

Manvel questions, answered

Why would my lender give me a credit toward closing costs?

A lender credit usually comes with a cost on the rate. The Consumer Financial Protection Bureau says lender credits are typically provided in exchange for a higher interest rate than you would have paid otherwise. The credit lowers what you pay at closing, while the higher rate raises every monthly payment that follows. Ask the lender for both versions of the loan before you accept one.

Set the two options side by side in dollars. Take the credit off your closing costs, then add up the extra interest over the years you expect to keep the loan. On a Manvel purchase, the monthly figure also carries the lot's MUD and city taxes, so compare full payments rather than rates alone.

Can I shop for any of the services my lender requires?

For some of them, yes. The CFPB says the services in one section of your estimate are required by the lender. It adds that you can save money by shopping for those services separately. Check which services sit in that section on your own Loan Estimate. Then ask the lender which providers it uses, and get quotes from others before you choose.

Start early, because a change made late in the process leaves little room to compare. Keep each quote with the Loan Estimate, so every final fee can be matched to the provider you picked.

Can I see my closing documents before the day I sign?

You can ask for them. The CFPB suggests getting a head start by asking your closing agent for a copy of your closing packet in advance. In the CFPB's words, closing is when you legally commit to your mortgage loan, so the packet is worth reading before that point rather than at the table. On a Manvel purchase, ask the title company handling the closing.

Read the packet with the Closing Disclosure beside it. Check the names, the property address and the city against the lot's appraisal district account, since a Meridiana mailing address can carry the other city's ZIP code. If you are selling and buying in one stretch, ask both closing agents for their packets, so each set of figures is checked before either signing.

What do I do if I find a mistake on my Closing Disclosure?

Call your loan officer or the settlement agent and have it fixed right away, the CFPB advises for any error in a closing document. The CFPB also says to read the Closing Disclosure carefully, since it tells you how much you will pay for your loan. Note the mistake in writing too, with the page and the line, so the corrected version can be checked against it.

Start with the figures carried over from the contract and the lot's records: the price, any builder or seller credit, your earnest money, and the tax and insurance amounts for escrow. Compare each one with the Loan Estimate and the purchase contract. Where a figure moved, ask the lender to explain the change before the closing date.

Where does a Manvel builder's closing cost money appear on my paperwork?

Money the builder pays as seller shows up as a seller credit, which the CFPB describes as what the seller has agreed to put toward your closing costs. A builder's offer can also run through a lender the builder works with. Ask the sales office to split each incentive into what the builder pays and what the lender pays, then check each amount on the forms.

The label matters on a loan Fannie Mae buys. Its Selling Guide treats a credit the lender provides toward closing costs or prepaid items as a lender contribution. It treats incentives from a lender tied to an interested party as a sales concession. Put every incentive in the builder's contract with its amount and purpose, and give the lender the same list before underwriting starts.
