Questions for listing and buyer's agents, plus Texas license checks
What to Ask and Verify Before You Hire a Real Estate Agent in Manvel
Updated November 2026
What should I ask and check before I hire an agent to sell or buy a home in Manvel?
In October 2026, ask a Manvel agent for the IABS 1-2 notice and whose side they represent, verify their license and Manvel sales, then test them on one address.

Which Texas rules should come up at the first meeting?
Start with the agency notice. The Texas Real Estate Commission says the updated Information About Brokerage Services form, IABS 1-2, is required for use as of January 1, 2026.
TREC's article ties the changes to Senate Bill 1968, effective January 1, 2026, which adds a non-representation status and written agreement requirements for certain situations. The same article says the changes remove references to subagency, which the bill eliminates from the license act.
Then ask which side the agent will be on. TREC's agency answers put it plainly: Texas law does not permit dual agency.
Where one broker has both a buyer and a seller in the same deal, TREC's form answers attach a condition. If the broker does not appoint associated license holders to each side, the broker or agent may not advise either party on the transaction. They must not favor one principal over the other.
If the broker does not appoint associated license holders to represent the buyer and seller respectively, then the broker and/or agent may not offer advice and opinions relevant to the real estate transaction to either party
What should a Manvel agent be able to tell you about one address?
Hand the agent one real address and listen to how the answer is built. Much of a Manvel purchase is settled on paper: the utility district and its rate, the city, the drainage, and new home against resale.
The city comes from the tax record, not the mailing address. Pomona sits in Manvel's extraterritorial jurisdiction and paid no City of Manvel tax for 2025. In Meridiana, MUD 56 lies inside Manvel and MUD 55 inside Iowa Colony.
The district rate moves as well. Manvel-area MUD rates ran from $0.71 to $1.30 per $100 for 2025, and the parcel's Brazoria Central Appraisal District account names every unit on the bill. Each section's units are set out in Manvel Property Tax Rates by MUD.
On drainage, ask what the effective FEMA map shows for the lot. The city's flood rules cover zones A, AO and AE, and the elevation certificate records how high the lowest floor sits. Every one of these answers comes from a public record you can read yourself.
What does Yolanda Ames's own record show?
Yolanda Ames has held a Texas real estate license since May 2009. Her client experience rating with HAR, the Houston Association of Realtors, is 4.98 out of 5 from 123 completed surveys (September 2026).
Since 2019, Yolanda and the Houston Properties Team have closed 47 sales in Manvel, most recently in September 2026 (Houston Properties Team records, September 2026). She works with Real Broker, LLC, and lives in Pearland, just up Highway 288.
Her Manvel sales are available by address on request. Before a client writes an offer, she works through the lot's tax units, city line and drainage, and when the monthly payment will be tight at the price, she tells them.
How should an agent connect a price to Manvel's market figures?
Ask for the closed sales in the house's own section, then for the reasoning that ties them to the number.
As of November 2026, the median Manvel home sold in 45 days, and sales closed at 98.4 percent of the list price. Those figures blend every section at once, new and older, inside the city and in Pomona outside it.
An agent who knows the area uses the city figures as context and builds the price from the sales nearest the address. Ask what timeframe the agent expects at that price, and why.
Questions & answers
Manvel questions, answered
If I sign a buyer agreement with a Manvel agent, can TREC let me out of it later?
No. The Texas Real Estate Commission says a buyer representation agreement is intended to be a legal and binding contract. Its form answers add that TREC does not have the authority to require a broker to release you from the agreement. An early exit rests on the agreement's own terms and on the broker. Read those terms before you sign, while they can still be discussed.
Since January 1, 2026, a Texas buyer agreement must state its termination date and whether it is exclusive or non-exclusive. Those two lines set how long you are committed and whether another agent can help you meanwhile. Ask what happens if you want to end the arrangement early, and ask for the answer in the document rather than in conversation. A promise made across a kitchen table is hard to hold anyone to once the search is underway.
Does my listing agent have to show me every offer on my Manvel home?
Yes. The Texas Real Estate Commission states that the listing agent represents the seller and has a duty to present all offers in a timely manner to the seller. That includes an offer the agent expects you to turn down. Before you sign a listing agreement, ask how offers will reach you and how quickly, so you know what timely looks like on your sale.
In Manvel a resale often competes with builders' new homes for the same buyer. An offer can therefore arrive with requests attached, such as money toward the buyer's closing costs. Ask the agent to lay each offer out on one sheet: the price, the terms and what the buyer is asking of you. With every offer in front of you in the same form, the choice between them stays yours.
When an agent advertises that they sold a Manvel home, does that mean they listed it?
Not necessarily. The Texas Real Estate Commission says any agent who worked with the seller or the buyer in a transaction that resulted in the sale of a property may correctly state in an advertisement that they “sold” it. A “sold” claim can describe the buyer's side as well as the listing. When you weigh an agent's record, ask which side they worked on for each address.
The side matters most when you are hiring for one of them. A seller learns more from the listings an agent carried to closing, and a buyer learns more from the purchases. Ask for the address, the side and the month each sale closed. In the Manvel area, ask which community each one was in as well. Pomona, Meridiana, Rodeo Palms and Del Bello Lakes sit under different tax arrangements, so a record spread across them tells you what the agent has already worked through.
What should a Manvel agent tell me if they also work for a mortgage lender?
That they work for the lender, and where else you could borrow. The Texas Real Estate Commission's form answers say the license holder should inform the purchaser that the license holder is employed by the lender. They add that the license holder should give the names of several institutions to the purchaser. You then choose a lender with that relationship in plain view.
Compare the loans on the same terms before you choose one. Ask each lender for a written quote at the same price and down payment. On a Manvel house in a mapped flood hazard zone, ask each lender what it requires for flood cover before the appraisal is ordered. The City of Manvel notes that a flood policy typically takes up to 30 days to go into effect, so that answer belongs early in the calendar.
What is the difference between a broker and a sales agent in Texas?
A broker holds a license that can sponsor and supervise sales agents, according to the Texas Real Estate Commission. Its page on becoming a broker lists, among the requirements, at least four years' active experience as a licensed sales agent or broker. Those years fall during the 60 months before the application is filed. Ask any agent you interview which license they hold.
The experience rule is one item on TREC's list of broker requirements, and the Commission's page sets out the rest. The four years count inside that 60-month window, not across a whole career. Ask who the supervising broker is and how to reach that broker if a question comes up during your sale or purchase. The written agency notice Texas requires carries the license holder's name, license number and broker, so you can match the answer against the paper.
Whose interests does a Texas real estate agent have to put first?
The client's. The Texas Real Estate Commission's form answers say the primary duty of the agent is to represent the interests of the agent's client, not the agent's own interests. You can test that early by asking an agent what they would advise you against. An offer price above a section's recent closed sales is one fair example to raise.
In Manvel the monthly payment is another test. Two houses at one price can cost different amounts each month, because each lot's utility district and city set their own rates. Ask the agent to put two houses you like side by side, with each lot's taxing units read from its appraisal district account. An agent working for you will point out the one that stretches the budget, even when it is the house you liked first.
