Why a Manvel Home Sits Unsold and When Texas Sellers Cut the Price
Updated November 2026
Why isn't my Manvel house selling, and when should I lower the price?
In June 2026, unsold Texas homes sat nearly 30 days longer than sold ones, the Texas Real Estate Research Center reports, so check your Manvel section's closings before you cut.

Why does a Manvel home sit while nearby listings sell?
Price against the section usually comes first. As of November 2026, the median Manvel home sold in 45 days and closed at 98.4 percent of the list price.
The Texas Real Estate Research Center found the same split statewide: June 2026 sales averaged 62 days on market, while unsold homes had sat 90 days.
In Manvel, buyers set a resale against the recent closings in its own section. A list price above those closings tends to wait, while one in line with them can find a buyer quickly.
Price is the first suspect, not the only one. Buyers also read the monthly cost, which moves with the lot's utility district and city. They check the recorded square footage and the flood records too.
How long can a Manvel listing go without an offer before the price is the problem?
Measure it against Manvel's own pace first. In Redfin's figures, the median time to sell over the three months to August 2026 was 12 days shorter than a year earlier.
A listing that sits well past 45 days while its section keeps closing points back to the house or its price.
Statewide figures show how far a stalled listing can drift. The Texas Real Estate Research Center put unsold Texas inventory at an average of 110 days in December 2025, against 102 days a year earlier.
At the end of March 2026, the Texas Real Estate Research Center measured unsold inventory at 94 days on average, a two-year high.
A day count alone sets no date for a cut. Read your listing's showings week by week: buyers who came and left point to one problem, and buyers who never came point to another.
How large are price cuts in Manvel and across Texas?
Cuts are common in Manvel. In Redfin's figures for the three months to August 2026, 46.5% of listings had a price cut, and 10.6% of homes sold went above their list price. Redfin counts a cut as an asking price lowered by at least 1 percent.
Statewide, the Texas Real Estate Research Center put the median seller price cut at $12,000 in June 2026, or 3.3 percent of the initial listing price. The Texas Real Estate Research Center noted that figure was unchanged from the previous two months and down slightly from $13,000 a year earlier.
In its May 2026 report, the Texas Real Estate Research Center put Houston's median seller price cut at $15,500.
Cuts ran deeper at the end of 2025. The Texas Real Estate Research Center's figure for December 2025 was $19,900, a 6 percent reduction from original asking prices.
With nearly half of Manvel listings cutting, the first price decides whether a second one is needed.
Over two-thirds of closed sales in November and December involved price cuts of 3 percent or more from the initial listing.
What is a Manvel resale competing against while it sits?
It competes with other resales in its own section and with the new homes a buyer can tour the same afternoon. HAR counted 549 single-family homes for sale in Manvel in August 2026.
Builders price from a price sheet and that month's incentives. A buyer reads your listing with that offer in hand and compares the two monthly payments.
The tax line can widen or narrow the gap. For 2025, Alvin ISD, Brazoria County, the city where there is one and the utility district added up to between $2.644758 and $2.964758 per $100 across the sections, before exemptions.
A resale in the same district as a builder's section gains nothing on tax. Where your section's total is lower, put it on the listing beside the price, so a buyer sees it.
When should a Manvel seller lower the price?
After the comparison, not before it. Lay your list price beside the closed sales in your section since you listed, then beside the incentive sheets from the nearest builders.
If your price sits above your section's closings, a cut is the fix, and those closings show roughly where the new number belongs.
If your price is in line and a builder's lower rate is the gap, compare a cut with a seller-paid rate buydown in monthly dollars. The buyer's lender prices the buydown, so get that figure in writing.
If showings were few, check the details a buyer tests first: the recorded living area against the house, the city on the parcel's taxing units, and the flood records.
Ask any agent for the closed sales behind a new price and the timeframe expected at it. Yolanda Ames can run that comparison on a listing as it stands, with your current agent in the conversation.
Questions & answers
Manvel questions, answered
Are Texas homes taking longer to sell than a year ago?
Mostly yes, though the increase narrowed by mid-2026. The Texas Real Estate Research Center reported that sold homes averaged 82 days on market in March 2026, up from 71 days in 2025. In June 2026, the Texas Real Estate Research Center put the average at 62 days, slightly above 60 days a year earlier. Compare those with Manvel's own median of 45 days as of November 2026.
The longer view runs the same way. In January 2025, the Texas Real Estate Research Center counted a median of 51 days, eight days more than a year before. The January figure is a median, while the March and June figures are averages. Read each against its own earlier year rather than against one another.
How many months of supply does a balanced Texas housing market have?
About three to four months. In its May 2025 report, the Texas Real Estate Research Center says a relatively balanced Texas inventory typically ranges from three to four months, with seasonal fluctuations within that band. In June 2026, the Texas Real Estate Research Center put active inventory at a 5.4-month supply, down from 5.6 months a year earlier. That statewide figure sits above the balanced band.
The Texas Real Estate Research Center put months' supply at about 4.5 months in January 2025, the highest in a decade and above pre-pandemic levels. In its January 2025 report, the Texas Real Estate Research Center adds that before the pandemic, about one in five Texas homes typically sold during the month. Those figures describe the whole state. Set them beside the listings and closings in your own Manvel section, which is the market a buyer actually compares your house with.
Do most Texas homes sell below their original asking price?
Through much of 2025, most did. The Texas Real Estate Research Center reported that 65.7 percent of May 2025 closed sales saw price cuts of $5,000 or more, with a median reduction of $11,500. In July 2025, the Texas Real Estate Research Center put the median reduction at $14,550, a 4 percent cut and a sale-to-list ratio of 0.96.
The May share counts only cuts of $5,000 or more, so smaller reductions sit outside it. The Texas Real Estate Research Center reported that the May 2025 median reduction was up from $9,900 a year earlier. In Manvel, sales closed at 98.4 percent of the list price as of November 2026. For one house, the closings in its own section show what buyers paid against what those sellers first asked.
How long after an accepted offer does a Texas home sale close?
About 30 days. In its May 2025 report, the Texas Real Estate Research Center says days-to-close has stayed relatively unchanged, and it takes about 30 days for a pending sale to close. For a Manvel seller timing a move to a set date, plan for roughly that month after the contract is signed, on top of the time the listing takes to find a buyer.
The buyer's side runs on its own clock during that month, starting with the option period. A buyer pricing flood cover in the option period needs the lowest-floor height from the elevation certificate. Have the elevation certificate or survey ready from the first day. The quote depends on the lot's zone on the effective FEMA map and on the height of the lowest floor.
Are Houston home prices falling while sellers cut their asking prices?
Not by much in 2025. In its May 2025 report, the Texas Real Estate Research Center says Houston's home prices continued to rise year over year at a modest pace, despite inventory buildup and pricing pressure. In July 2025, the Texas Real Estate Research Center reported that Houston's average home price declined, a modest 0.6 percent annual depreciation, after a flat June.
Manvel's own median sale price was $469,529 as of November 2026. Redfin's Manvel median for the three months to August 2026 was up 4.3% on the same months a year earlier. Rising medians and frequent cuts can sit side by side. A cut is measured against one seller's first asking price, while a median describes what buyers paid across many sales.
Do new homes in Texas sell for more than existing homes?
By March 2026, yes, by a modest margin statewide. The Texas Real Estate Research Center reported median sales prices of $341,500 on new construction and $326,200 for existing homes, a gap of $15,500. Those are Texas medians. A Manvel resale is priced against the closed sales in its own section rather than against a statewide gap.
On a Manvel listing, the gap a buyer weighs is the monthly payment. A builder's rate offer or closing-cost credit can lower that payment without changing the price on the contract. Each section's utility district sets its own rate, and a newer section's district may still be repaying road and utility bonds. Ask for the district rate on both homes before deciding how your resale stacks up.
